Compulsory administration fees and other useful information for prospective tenants wishing to rent a property.
In line with new Advertising Standards Agency (ASA) rules that came into effect on November 1st 2013, this page lists the details of compulsory fees charged by Selina’s Lettings when choosing to rent a property in Gloucestershire.

A holding fee of £200.00 is required for administration purposes. Please be aware, this fee is non-refundable and the offer of a tenancy is subject to receiving satisfactory references.
Once the holding fee has been paid, the property will be reserved for you, pending satisfactory references. Should you fail the referencing process, or withdraw your application for any reason, you will not be entitled to a refund.
- The first applicant must pay a non-refundable administration fee of £200.00 plus vat which includes referencing checks.
- There is an additional non-refundable administration fee of £75.00 plus vat for each additional applicant which includes referencing costs.
- If a guarantor is required, then a non-refundable administration fee of £65.00 plus vat is payable which included referencing costs.
This means that if two people apply to rent a property through Selina’s Lettings, then the total administration fees payable are £330.00 inclusive.
If three people apply to rent a property through Selina’s Lettings, then the total administration fees payable are £420.00 inclusive.
If a person applied to rent a property through Selina’s Lettings, and needed a guarantor (maybe due to adverse credit, or a low salary) then the total administration fees payable are £318.00 inclusive.
All applicants aged 18 or over will be charged £16 plus vat each to complete a “Right to Rent Check” – Please ask for further details.
ID must be provided before any referencing is carried out. We will require proof of address and a copy of either your driving licence or passport.
Unlike many other letting agents, Selina’s Lettings DO NOT charge fees for registering the deposit with an Approved Deposit Scheme, or for vacating the property.
Once you have passed the referencing procedure and been accepted to sign a tenancy, you will be required to pay the deposit and one months rent in advance. The deposit is equal to a months rent plus £100.00 and it will be registered with an Approved Deposit Scheme.
So if your rent is £500 per calendar month, you will be required to pay the first month’s rent of £500 plus a £600 deposit, making a total of £1100.00 to be paid by either cash, debit card or bankers draft. If you wish to make this payment by cheque, this must be made at least ten days prior to the commencement of the tenancy. This is to allow time for the cheque to clear. Cheques should be made payable to ‘Selina’s Lettings’.
All tenancies are for a minimum of six months. Under no circumstances will we allow anyone to take possession of any property until all parties have signed the relevant documents and all monies have been paid in full.
Rents are paid in advance on the 1st of each calendar month and it must reach us by standing order.
You must ensure that the standing order is set up correctly with your bank and that the funds clear in our account by the first of each month.
